When is your next open house?
Please do not contact us until you have had a chance to drive by and look at the property. It's easy to get exicited about a property because of availability and price. It's just as easy to be turned off by the location (closeness of schools, work, etc).
How does your rent to own program work?
You would pay a non-refundable option fee prior to moving in, that would go towards the down payment of the house if you choose to purchase it within one year. We can have you working with a mortgage company during that year to clean up your credit report if need be.
Can I get that money back if I choose not to buy it after a year?
No, that money will go towards re-marketing the house and cleaning it up for the next tenant to move in.
What if I don’t have good credit, or I’ve had a bankruptcy do I qualify?
Applicants do not have to have perfect credit. We can have you working with a mortgage company to clean up your credit report so that you can purchase the house after a year. Our program is designed for people who do not qualify for traditional mortgages (large down payments and perfect credit, only 30% of Americans have “good” credit).
I am very interested in the house, how can I get it?

Complete the application form and mail it or fax it to us. Our address and number is on the front of the application. There is a processing fee which covers pulling your credit report and other background checks. We outsource this process so we can not have it waived.
I’ve had my credit report pulled already can I send it to you instead?
Only if it has been performed in the last 2 months. The processing fee will be $25
How do rent credits work?
For example, let's say the monthly payments are $1,100 per month, with negotiable rent credits. That means for every additional $100 you put towards the monthly payment, we will match and put both the amounts towards the down payment of the house. After one year you will have the accrued rent credits as well as the initial amount that you put down prior to moving in.
Do you guarantee that I can buy that house after a year?
We will not qualify you unless the mortgage company feels that you can buy that house with in
the first year. The point of our program is to get you to buy the house. However, it will be up to you to fulfill the requirements listed by the mortgage company.
How is the neighborhood?
We recommend driving by the property to see if it’s a place you would like to live.
How can I get an application?

We recommend you accessing a program like Mapquest to give you accurate directions from your
current location.
